Deliverables

BIM Coordination, Point Cloud, Revit Model, Steel Structure Design

This project included a LiDAR Scan of existing conditions, modeling all architectural, structural, and MEP-FP components into a LOD300 Revit model, common data management, existing conditions demolition drawings, clash analysis and coordination, and mechanical equipment installation drawings

About the project

During the installation phase, the project encountered significant inefficiencies and coordination setbacks:

  • Inaccurate reference documentation failed to reflect actual site conditions, leading to delays and misalignments.
  • Construction and installation errors emerged from outdated or incomplete as-built data.
  • Material planning and budgeting suffered due to the absence of accurate quantity take-offs.
  • Disjointed data workflows and limited cross-disciplinary coordination further impeded progress.
  • Spatial conflicts—particularly between equipment layouts, fire protection systems, and lighting—resulted in costly design revisions.

The challenge

To mitigate these challenges, OAR deployed a precision-focused digital strategy tailored to the project’s complexity:

  • High-resolution laser scanning captured true site conditions, ensuring a reliable foundation for design and planning.
  • Comprehensive 3D modeling transformed real-world site data into a single source of truth, enhancing decision-making across stakeholders.
  • Installation-ready drawings for equipment, lighting, and fire protection systems aligned field execution with design intent.
  • Cage models and detailed technical drawings empowered field teams with accurate, actionable information.
  • Clash detection and model coordination reports proactively resolved spatial conflicts before construction began, minimizing risk.

Our solution

  • Zero major rework, thanks to improved plan accuracy and conflict resolution.
  • Reduced material waste, enabled by precise quantity take-offs and aligned budgeting.
  • Accelerated installation timelines, supported by coordinated, data-rich documentation.
  • Improved interdisciplinary collaboration through a unified, accessible 3D model.
  • Clash-free design execution, enhancing constructability and project confidence.
