A commercial property owner in the AEC industry required a fire protection system upgrade for a two-story retail facility in Sayville, NY. With no reliable as-built drawings or digital records available, accurate documentation was critical for safe and efficient design. To address this, the owner partnered with OAR to capture and document the building’s existing conditions across 20,400 square feet.

The absence of verified as-built documentation posed significant risks. Without dependable floor plans or elevation data, architects and engineers faced increased chances of design errors, costly field modifications, and potential compliance setbacks.

The client needed precise, up-to-date building data—without intrusive site work or manual measurements that could disrupt operations.

About the project

Our Solution

OAR conducted a comprehensive reality capture using high-speed 3D laser scanning technology. We transformed the point cloud into a detailed LOD 300 Revit model and delivered a complete set of 2D architectural drawings, including: 

  • Floor Plans (Levels 01 & 02) 
  • Roof Plan 
  • Reflected Ceiling Plans 
  • Four Elevations 
  • Four Sections 
  • Area Plan 

 

Our scan-to-BIM methodology ensured accurate, high-resolution documentation, enabling seamless coordination and confident decision-making for the fire protection design team.
