A BIM coordinator builds 3D models from design documents or scan data, runs clash detection across trades, facilitates resolution meetings, and delivers coordinated drawings for fabrication and installation. Every system fits before a single component is ordered.

BIM coordination vs. VDC: what's the difference?

BIM coordination covers model integration and clash detection. VDC is broader: it adds 4D scheduling, construction sequencing, and digital project management. At OAR, our coordination services include both.

A state-of-the-art materials recovery facility in Detroit required full lifecycle BIM coordination: from initial equipment layout through installation and commissioning. The project involved multiple vendors, fabricators, and field crews working in parallel across a complex facility with new sorting equipment, conveyor systems, structural platforms, and utility infrastructure. OAR served as the BIM coordination lead throughout, connecting all project stakeholders through a Common Data Environment and managing the digital thread from design through closeout.

What is clash detection?

Clash detection identifies conflicts between building systems in a 3D model before construction. Hard clashes are physical conflicts (a duct intersecting a beam). Soft clashes are clearance violations (equipment too close to a wall for maintenance access). Navisworks and BIM 360 automatically detect these conflicts by comparing coordinated models from all trades.

How long does BIM coordination take?

Timeline depends on project size and complexity. A typical industrial retrofit with MEP coordination takes 3 to 4 weeks for initial model development, followed by 2 to 3 coordination rounds of one week each, then final coordinated deliverables. Large multi-phase programs may run coordination continuously throughout construction.

Do you work with Revit and Navisworks?

Yes. OAR uses Autodesk Revit for 3D modeling, Navisworks Manage for clash detection, and Autodesk Construction Cloud for model hosting and collaboration. We also integrate with Cintoo for scan data, Procore, and Bluebeam. We use AI across the workflow to move faster and catch more.

Can you coordinate MEP systems only?

Yes. Many of our projects focus exclusively on MEP coordination: mechanical, electrical, plumbing, and fire protection. We coordinate against architectural and structural models provided by others, or we can develop those base models from scan data if needed.

What's included in Managed VDC?

Managed VDC is an embedded service where OAR acts as your VDC department. We develop and maintain models across all your active projects, run ongoing coordination, manage your Common Data Environment, produce shop drawings and installation sequences, and handle as-built documentation. You get VDC capability without hiring a VDC team.

How much does BIM coordination cost?

Project-based coordination typically ranges from $15,000 to $50,000+ depending on scope, number of trades, LOD requirements, and digital twin closeout documentation needs.
