BIM Coordination & Virtual Construction

OAR’s BIM Coordination & Virtual Construction team turns laser scan data and design models into conflict-free, construction-ready outputs. We run clash detection across all trades and deliver coordinated MEP systems, whether on a single project or embedded across your entire program.

Based in New Hampshire, OAR provides BIM Coordination & Virtual Construction services nationwide for industrial facilities, manufacturing plants, MRFs, power generation facilities, and commercial construction. We work remotely and on-site as your project requires.

WHY IT MATTERS

Catch conflicts in the model. Not in the field.

Body

Fewer Clashes, Fewer Change Orders

Every unresolved conflict in the model is a potential chargeback, work stoppage, or budget hit in the field. We coordinate across all disciplines and resolve issues before work begins, so your team builds with confidence.
We run clash detection across mechanical, electrical, plumbing, structural, and fire protection. When every trade fits in the model, your crew installs once. No rework, no emergency RFIs, no schedule disruptions from conflicts that should have been caught on screen.
Body

Less Rework, Less Waste

Rework is one of the most controllable costs on a project if you catch the problem early enough. The coordination process exists to surface those problems while they are still on a screen and not at installation phase onsite.
We have watched fabrication packages get sent to the shop based on design-intent models that never accounted for what was already in the ceiling. The install crew shows up, nothing routes the way it was drawn, and the GC starts tracking change orders. That sequence is preventable. It starts with a model that reflects verified conditions, not assumptions.
Body

One Model, One Truth, Every Stakeholder Aligned

We build and maintain a single source of truth for the project. Every stakeholder works from the same coordinated model.bResponsibilities are clear, issues get resolved faster, and fewer things fall through the cracks between disciplines.
On most projects, the coordination model lives in one place and the conversation about it lives in five others. Email threads, markups on PDFs, notes from a call nobody documented. We have learned that the model only works as a single source of truth when every trade can access it, annotate it, and reference it without needing specialized software or waiting on someone to export a file.
Body

Downstream Savings That Outlast the Project

When coordination is done right, the value extends well beyond clash detection. The same model that resolved conflicts during preconstruction supports: Fabrication Progress monitoring Closeout documentation Better data at the start means fewer gaps at every phase after it.
The projects where we see the strongest ROI are not necessarily the most complex ones. They are the ones where the team committed to keeping the model current through construction instead of treating coordination as a preconstruction checkbox. When that happens, the owner gets verified as-builts at closeout without a separate capture effort, and the model keeps working into operations and future renovations.
Understanding the work

What is BIM coordination?

BIM coordination integrates architectural, structural, and MEP models to identify and resolve conflicts before construction begins. Using Revit and Navisworks, coordinators detect clashes, optimize installation sequences, and produce construction-ready documentation.

A BIM coordinator builds 3D models from design documents or scan data, runs clash detection across trades, facilitates resolution meetings, and delivers coordinated drawings for fabrication and installation. Every system fits before a single component is ordered.

BIM coordination covers model integration and clash detection. VDC is broader: it adds 4D scheduling, construction sequencing, and digital project management. At OAR, our coordination services include both.

Is this right for your project?

You need BIM coordination when...

HVAC, structural, electrical, plumbing, fire protection. When they all need to fit in the same ceiling, wall, or mechanical room with tight clearances and uncertain conditions, 3D coordination will probably catch a lot of clashes ahead of installation.

Retrofit and renovation work means new systems must integrate with existing conditions. Coordination against scan data prevents field surprises and keeps operations running.

More owners and GCs are mandating 3D coordination. You need a partner who can run the process, manage the BIM Execution Plan, and deliver the documentation. Not just produce a model.

When every hour of downtime costs money, installation sequences, demolition plans, and coordination must be locked down before you start. We build the model and the sequence so your crew can execute with confidence.

You need the coordination capability but don’t have the staff, software, or bandwidth to run it yourself. OAR can plug in as your coordination team or stand up a full VDC operation across your program.

Multi-phase shutdowns across industrial facilities require coordination that adapts to changing conditions, scope additions, and schedule shifts. Our managed VDC model was built for exactly this environment.

How we engage

Two models. Same standard.

Both paths deliver conflict-free, construction-ready outcomes.

01

Project-Based BIM Coordination

Scoped. Finite. Deliverable-focused.

Project-Based BIM Coordination

  • Revit model development (LOD 200-350) from scan data and/or design documents
  • AI-assisted multi-discipline clash detection and resolution across all trades
  • Coordinated installation drawings and sequences
  • Constructability reviews against existing conditions
  • Model hosting and stakeholder access
  • 2D coordination drawings, sections, and details

Best for: Trade contractors managing a specific install. GCs coordinating a retrofit. Engineers who need coordination support on a complex project.

Managed VDC Operations

Embedded. Ongoing. Your VDC department without building one.

Managed VDC Operations

  • Full coordination workflow from first scan to closeout documentation
  • Ongoing 3D model development and maintenance across projects
  • AI-powered coordination across all trades, managed by OAR
  • CDE setup, hosting, and AI governance
  • 4D sequencing, demolition planning, and installation optimization
  • Construction verification against as-built models as work progresses
  • As-built documentation and digital twin development for owner use
  • VDC contract requirements for subcontractors and AEC partners

Best for: Owners managing complex retrofits or multi-phase capital programs. GCs running programs with repeated project types. Industrial operators coordinating shutdowns across a portfolio.

Common questions

Frequently asked questions

Clash detection identifies conflicts between building systems in a 3D model before construction. Hard clashes are physical conflicts (a duct intersecting a beam). Soft clashes are clearance violations (equipment too close to a wall for maintenance access). Navisworks and BIM 360 automatically detect these conflicts by comparing coordinated models from all trades.

Timeline depends on project size and complexity. A typical industrial retrofit with MEP coordination takes 3 to 4 weeks for initial model development, followed by 2 to 3 coordination rounds of one week each, then final coordinated deliverables. Large multi-phase programs may run coordination continuously throughout construction.

Yes. OAR uses Autodesk Revit for 3D modeling, Navisworks Manage for clash detection, and Autodesk Construction Cloud for model hosting and collaboration. We also integrate with Cintoo for scan data, Procore, and Bluebeam. We use AI across the workflow to move faster and catch more.

Yes. Many of our projects focus exclusively on MEP coordination: mechanical, electrical, plumbing, and fire protection. We coordinate against architectural and structural models provided by others, or we can develop those base models from scan data if needed.

Managed VDC is an embedded service where OAR acts as your VDC department. We develop and maintain models across all your active projects, run ongoing coordination, manage your Common Data Environment, produce shop drawings and installation sequences, and handle as-built documentation. You get VDC capability without hiring a VDC team.

Project-based coordination typically ranges from $15,000 to $50,000+ depending on scope, number of trades, LOD requirements, and digital twin closeout documentation needs. Managed VDC is structured as a monthly retainer based on your project volume. Send us a message with your project details and we will put together a detailed proposal.

General Contractors: we make sure your project is coordinated, documented, and defensible. Clash detection, BEP management, and construction-ready deliverables that protect your schedule and reduce change order exposure across all trades.

MEP Subcontractors: we plug into your coordination workflow and handle the model work so your team can focus on installation. Conflict-free fabrication packages, shop drawing support, and clash detection that eliminates field surprises before they happen.

Owners & Project Teams: we make sure the right coordination methodologies are applied on your project and that the data you receive at closeout is structured, complete, and usable. You get a partner who is accountable for the outcome, not just the deliverable.
